Who we are
This website is operated by Daniel Benzaken, Licensed Associate Real Estate Broker with RE/MAX Edge, who presents his services under the name The Stellar Agent ("we", "us", "our"). This policy explains how we collect, use, and protect information you give us through this website, including our home value estimate request form.
What we collect
- Information you enter: your name, the property address (street, city, state, ZIP code), your email address, and, if you choose to give it, your phone number.
- Consent records: whether you checked the optional call and text consent box, the exact consent wording and version you saw, and when you submitted it.
- Campaign and page information: the page address and the campaign tags in the link you used (for example, that you arrived by scanning a postcard), and the referring page if any.
- Technical information: your IP address and browser user agent, recorded with your request, and signals used by our spam protection service.
We do not ask for sensitive information such as financial account numbers or government identification on this website.
How we use it
- To respond to you about real estate services, including preparing the home value estimate you requested and following up about it.
- To contact you by email, and by phone call or text message only if you gave consent.
- To keep a record of your request and of any consent or opt-out, so we can honor your choices.
- To understand which mailings and pages people respond to.
- To protect the website from spam and abuse, and to meet legal, brokerage, and recordkeeping obligations.
We keep your information in our customer relationship management (CRM) system, Follow Up Boss, which acts as our service provider.
Text messages
Mobile phone numbers and SMS opt-in data and consent will not be sold or shared with third parties or affiliates for marketing or promotional purposes.
We text you only if you check the optional consent box on our form. Consent is not a condition of any purchase or service. Message frequency varies. Msg & data rates may apply. Reply STOP to opt out at any time, or HELP for help. Full program details are in our SMS Terms and Conditions.
How information is shared
We do not sell your personal information. We share it only with service providers that process it on our behalf, under our instructions, to operate this website and our business, and not for their own marketing:
- Website hosting and database: Cloudflare.
- Spam protection: Cloudflare Turnstile.
- CRM and messaging: Follow Up Boss, and the messaging and telecommunications providers that deliver our calls and texts.
- Email notifications: an email notification service, used to alert us to new requests.
We may also disclose information when required by law or legal process, or to protect the rights, property, or safety of our clients, ourselves, or others. None of these disclosures will include mobile phone numbers or SMS opt-in data and consent for anyone's marketing or promotional purposes.
How long we keep it
We keep inquiry information for as long as needed to respond to you and serve you, and as long as required for legal, brokerage, and recordkeeping obligations. We keep consent and opt-out records for as long as needed to show that we honored your choices. Backup copies of form submissions kept by our hosting provider are deleted after they are confirmed in our CRM.
Your choices and how to opt out
- Text messages: reply STOP to any text to stop receiving texts. Reply HELP for help.
- Email: use the unsubscribe link in any marketing email, or reply and ask us to stop.
- Calls: tell us during any call, or contact us below, and we will stop calling.
- Access, correction, or deletion: contact us below to ask what information we have about you, to correct it, or to delete it, subject to records we must keep by law.
You can also revoke consent by any other reasonable means, such as telling us in person, by phone, or by email.
Cookies and the video
This website does not use advertising cookies or tracking pixels. During your visit, the form page saves the campaign tags from your link in your browser's session storage so they stay with your request; this is cleared when you close the tab. Cloudflare Turnstile, our spam protection service, processes technical signals from your browser to tell people from automated programs.
The video on our page uses YouTube's privacy-enhanced mode. Before you press play, only the preview image is loaded from YouTube's image servers. If you press play, the video loads from YouTube, and Google's privacy policy applies to that viewing, including any cookies or similar technologies YouTube uses.
Children
This website is intended for adults and is not directed to children. We do not knowingly collect personal information from children. If you believe a child has submitted information, contact us and we will delete it.
Data security
We use reasonable administrative, technical, and physical safeguards to protect your information, including encrypted connections (HTTPS), access controls on our accounts, and limited access to your records. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Changes to this policy
We may update this policy from time to time. We will post the updated version on this page with a new "Last updated" date. If we make a material change to how we use mobile numbers or consent, we will ask for your consent again where required.
